Santa Clarita Real Estate Market Statistics for December 2017.
“It is a seller’s market”, says Adrian Tan, Broker Associate at Realty Executives Santa Clarita, “In December, Santa Clarita had the lowest number new listings and active listings in over four years, while sales prices and the number of home sales increased from November.”
Santa Clarita added 108 new Single Family Residences (SFR) listings in December, a 51% decline from November 2017 and a 25% drop from December of last year. Santa Clarita ended the month with 365 total active SFR listings. This was a 28% decrease in active listings from November. Even though the SCV real estate market has been experiencing extremely low inventory, the number of SRF home sales saw 23% increase from November 2017 and a 4% from December 2016. The strong demand by home buyers has, in part, led to another month to month increase in sales prices.
“In the next couple months, as we enter spring, we will see a rise in inventory,” Says Adrian, but then quickly asks, “Would you rather list your home now, with little competition or in a few months, with a lot of competition?”
