Single Family Homes*: The number of new listings in the Santa Clarita Valley area decreased by 43 percent from November to December 2018, ending the month with 115 new listings. The total number of active listings decreased by 17% to 481 total active listings. The average sales price in the SCV area is $679,150. The average sales price in the Santa Clarita Valley area went up 9.4 percent from November to December. The number of homes sold in December decreased by 20 percent from November to 163 SFR home sales. December averaged just over 62 days to sell and ended with 5.5 months of inventory.

Single Family Homes**: The number of new listings in the Santa Clarita Valley area decreased by 45 percent from November to December 2018, ending the month with 109 new listings. The total number of active listings decreased by 17% to 424 total active listings. The average sales price in the SCV area is $674,867. The average sales price in the Santa Clarita Valley area went up 6.3 percent from November to December. The number of homes sold in December decreased by nearly 19 percent from November to 156 SFR home sales. December averaged just less than 46 days to sell and ended with less than 3 months of inventory.

Condos & Townhomes**: The average sales price in the Santa Clarita Valley area is $377,781. The average sales price around SCV went down just under 1 percent from November to December. Santa Clarita Valley area’s condos & townhomes resale inventory is 148, which decreased 24% from November. The number of new listings in the Santa Clarita Valley area dropped by 31 percent from November with 57 new listings in December 2018. December averaged 35 days to sell and ended with less than 2.5 months of inventory.

The average sales price in the Santa Clarita Valley area went up 4 percent from December 2017 to December 2018. The number of homes sold in December 2018 dropped 31 percent from December 2017 to 156 SFR home sales.
