The total number of active listings increased by 5.5% to 537 total active listings. The average sales price in the SCV area is $632,631. The average sales price in the Santa Clarita Valley area went down 4 percent from December 2018 to January 2019. The number of homes sold in January decreased by 26 percent from December to 124 SFR home sales. January averaged just over 69 days to sell and ended with 5 months of inventory.

Single Family Homes**: The number of new listings in the Santa Clarita Valley area increased by 115 percent from December 2018 to January 2019, ending the month with 236 new listings. The total number of active listings increased by 4.7% to 468 total active listings. The average sales price in the SCV area is $643,823. The average sales price in the Santa Clarita Valley area went down 4.5 percent from December to January. The number of homes sold in January decreased by 30 percent from December to 112 SFR home sales. January averaged 65 days to sell, a 31 percent increase, and ended with 4.5 months of inventory, a 25 percent increase.

Santa Clarita Valley Real Estate Market Update January 2019Condos & Townhomes**: The average sales price in the Santa Clarita Valley area is $387,920. The average sales price around SCV went up just under 5 percent from December to January. Santa Clarita Valley area’s condos & townhomes resale inventory is 187, which increased 11% from December. The number of new listings in the Santa Clarita Valley area jumped up 72 percent from December with 103 new listings in January 2019. January averaged 44 days to sell and ended with less than 4 months of inventory.

The total number of active listings increased by 15.5% to 468 total active listings from year-to-year. The average sales price in the SCV area is $643,823. The average sales price in the Santa Clarita Valley area went up 3 percent from January 2018 to January 2019. The number of homes sold in December 2018 dropped 26 percent from January 2018 to 112 SFR home sales in January 2019.
