SCV Market Update

Single Family Homes*: The number of new listings in the Santa Clarita Valley area increased by 1 percent from January 2018 to February 2019, ending the month with 262 new listings. The total number of active listings increased by 7% to 575 total active listings. The average sales price in the SCV area is $668,775. The average sales price in the Santa Clarita Valley area went up 5.7 percent from January 2018 to February 2019. The number of homes sold in February increased by 5.6 percent from January with 131 SFR home sales. February averaged just over 72 days to sell and ended with 7 months of inventory.

Single Family Homes**: The number of new listings in the Santa Clarita Valley area increased by 2.5 percent from January 2018 to February 2019, ending the month with 242 new listings. The total number of active listings increased by 8% to 505 total active listings. The average sales price in the SCV area is $633,644. The average sales price in the Santa Clarita Valley area went down 1.5 percent from January to February. The number of homes sold in February increased 12.5 percent from January with 126 SFR home sales. February averaged 57 days to sell, a 12 percent decrease, and ended with 4 months of inventory, an 11 percent decrease.

Condos & Townhomes**: The average sales price in the Santa Clarita Valley area is $371,088. The average sales price around SCV went down 4.3 percent from January to February. Santa Clarita Valley area’s condos & townhomes resale inventory is 184, which decreased 1.6% from January. The number of new listings in the Santa Clarita Valley area dropped 10 percent from January with 93 new listings in February 2019. February averaged 52 days to sell and ended with less than 3 months of inventory.

The total number of active listings increased by 9.3% to 505 total active listings from year-to-year. The average sales price in the SCV area is $633,644. The average sales price in the Santa Clarita Valley area went down 1.4 percent year-to-year. The number of homes sold in February 2018 dropped 11.3 percent from February 2018 to 126 SFR home sales in February 2019.
