Year-to-Year – Single Family Homes**:  The number of new listings in the Santa Clarita Valley area increased by 3.8 percent from April 2018 to April 2019, ending the month with 350 new listings. The total number of active listings increased by 17 percent to 605 total active listings from year-to-year. The average sales price in the SCV area is $655,827. The average sales price in the Santa Clarita Valley area went up 5 percent year-to-year. The number of homes sold in April 2018 increased 13 percent from April 2018 to 238 SFR home sales in April 2019.

SCV - Month-to-Month - Single Family Homes

Month-to-Month – Single Family Homes**: The number of new listings in the Santa Clarita Valley area increased by 9 percent from March 2019 to April 2019, ending the month with 350 new listings. The total number of active listings increased by 9% to 605 total active listings. The average sales price in the SCV area is $655,827. The average sales price of SFR in the Santa Clarita Valley area increased by only 0.1 percent from March to April. The number of homes sold in April increased 25 percent from March with 238 SFR home sales. April averaged just over 42 days to sell, a 15 percent decrease from March. April ended with 3 months of inventory, not change from March.

Month-to-Month – Condos & Townhomes**: The average sales price in the Santa Clarita Valley area is $399,751. The average sales price around SCV went up 2 percent from March to April. The number of home sales jumped 23 percent in April with 111 sales. Santa Clarita Valley area’s condos & townhomes resale inventory is 147, which decreased 4% from March. The number of new listings in the Santa Clarita Valley area increased by 4 percent from March with 108 new listings in April. April averaged just less than 40 days to sell and ended with 1.2 months of inventory.

The total number of active listings increased by 9% to 692 total active listings. The average sales price in the SCV area is $661,433. The average sales price of SFR in the Santa Clarita Valley area increased by 1.3 percent from March to April. The number of homes sold in April jumped over 21 percent from March with 250 SFR home sales in April. In March, days to sell averaged just over 48 days and ended with nearly 5 months of inventory.
