SFR: The number of new listings in the Santa Clarita Valley area decreased by 22 percent from July 2019 to August 2019, ending the month with 277 new listings. The total number of active listings decreased by 12% to 678 total active listings. The average sales price in the SCV area is $663,045. The average sales price of SFR in the Santa Clarita Valley area decreased by 1.2 percent from July to August. The number of homes sold in August decreased by 4 percent with 294 SFR home sales. In August, days to sell averaged 36 days and ended with 2 months of inventory.

Condos/Townhomes: The average sales price in the Santa Clarita Valley area is $398,941. The average sales price around SCV went down 0.1 percent from July to August. The number of home sales increased by 19 percent in August with 105 sales. Santa Clarita Valley area’s condos & townhomes resale inventory is 168, which decreased by 12% from July. The number of new listings in the Santa Clarita Valley area decreased by 18 percent from July with 102 new listings in August. August averaged 27 days to sell and ended with 2 months of inventory.

The total number of active listings decreased by 13% to 572 total active listings. The average sales price in the SCV area is $658,985. The average sales price of SFR in the Santa Clarita Valley area decreased by 2.3 percent from July to August. The number of homes sold in August decreased by 2.4 percent from July with 284 SFR home sales. August averaged 35 days to sell, a 2.8 percent decrease from July. August ended with 2 months of inventory, no change from July.

Condos/Townhomes: The average sales price in the Santa Clarita Valley area is $398,941. The average sales price around SCV went down 0.1 percent from July to August. The number of home sales increased by 19 percent in August with 105 sales. Santa Clarita Valley area’s condos & townhomes resale inventory is 168, which decreased by 12% from July. The number of new listings in the Santa Clarita Valley area decreased by 18 percent from July with 102 new listings in August. August averaged 27 days to sell and ended with 2 months of inventory.

The average sales price in the Santa Clarita Valley area went up by 0.3 percent year-to-year. The number of homes sold in August 2019 increased by 13 percent from August 2018 to 284 SFR home sales.
